Why winter is hard on stormwater systems

Cold weather changes how water moves across your property. Freezing temperatures, snow piles, and road salt all put stress on drains, basins, and outfalls that handled autumn rain without trouble. When a warm spell or a midwinter downpour arrives, a system that was not prepared can back up fast, and standing water on a commercial lot turns into ice that nobody wants near an entrance.

Getting ahead of the season protects your pavement and keeps you on the right side of your permit. Here is how to walk a commercial site through winter readiness before the first hard freeze.

Clear the system before the first freeze

Autumn leaves, sediment, and trash collect in catch basins and inlets all fall. If that debris is still sitting there when temperatures drop, it freezes into a solid mass that blocks flow for weeks. Clean it out while you still can.

Once everything is frozen, your options shrink to waiting for a thaw, so late fall is the window that matters most.

Look at grading and low spots

Walk the lot and note where water pools. Those low areas become ice sheets in winter and are the first places to fail during a rapid melt. Flag them now so your snow crew knows to keep them clear and your maintenance team can plan regrading once the weather allows.

Plan where the snow goes

Snow storage is stormwater management, even though it rarely gets treated that way. A plowed pile is a slow-release reservoir of meltwater, sediment, salt, and whatever else was sitting on the pavement.

Poor snow placement is one of the most common ways a well-built system still floods in February.

Be deliberate about de-icing

Salt and chemical de-icers do their job on contact, then wash into the stormwater system with the next melt. Chlorides do not break down, and many regions now watch salt loading closely because of its effect on local waterways.

Use de-icer where it earns its keep and resist the reflex to over-apply. Sweeping up excess material after a storm keeps it out of your drains and off your next order. If your property operates under a permit, check whether it sets any expectations for how salt is stored and handled.

Protect the infrastructure that can freeze and crack

Standing water expands when it freezes, and that pressure is hard on pipes, joints, and concrete structures.

Freeze-thaw is relentless. A small crack in November becomes a real repair by spring if water keeps working its way in and expanding.

Watch midwinter melts and rain-on-snow

The riskiest stormwater events in cold climates are not the snowstorms. They are the warm spells and winter rain that land on frozen, snow-covered ground. The soil cannot absorb anything, the snow releases its stored water at once, and drains that are partly iced over cannot keep up.

Keep winter records for compliance

Commercial stormwater compliance does not pause for the season. If your site carries a permit under the Clean Water Act's stormwater program, inspection and documentation obligations still apply through winter. Log your cold-weather cleanings, note where snow was stored, and record your de-icing practices. Those records show good faith and give you a clear picture when you plan next year.
